I'd like to tell you a little about our town and also about our rental management & investors program.

Lawton is located in southwest Oklahoma about 100 miles south of Oklahoma City and 50 miles north of Wichita Falls, Texas. It is about 100,000 population and is home to Goodyear Tire and Rubber's largest radial & high performance tire plant and is also located next to Ft Sill, Ok, which is the largest artillery training center in the world. Ft Sill was established in 1856 as an outpost in Indian territory, and Lawton was then established nearby in 1901. We also have the Wichita Mountain Wildlife refuge only 10 miles from our city limits, which affords great fishing, biking, hiking etc.

Lawton has had quite a bit of commercial growth in the past two years, with recent additions of the following: Assurant Company, employs 300-recently expanded to 600 employees. A new VA Retirement Home employs 300 health care professionals.

Comanche Indian Games, 2 casinos which employ over 200. Also several new hotels are breaking ground across the street from the Casino. Also, a new Home Depot, Lowes and Super Wall Mart have opened. BRAC changes at Ft Sill should add 10,000 troops.

Our Re/Max office opened in 1988 and was a success from the start. We had a dominant market share after only 90 days and now control over 40% of all Real Estate Transactions in Lawton. We finished 2008 with 1150Transaction Sides of business. Our Rental management department currently manages around 400 homes, and in most cases will not have over 10% vacancies at any given time. We are on a very well trafficked street and have a enormous number of e-mail requests from  potential tenants. (41 last week). Betsy and I have rentals of our own and are very aware of the needs and desires of most investors.
Since VA discontinued their financing, their homes are really no more desirable then any ordinary listing. Most of the homes in our MLS have 3% buyers loan costs figured in. I would recommend homes in the $60,000 to $90,000 ranges. To give you an example a $80,000 home would have around 1100 SF, 1 3/4 Baths and a 2/C Garage. The monthly payments, PITI would run around $480 on a 6% 30 year loan and it would rent for $700 to $750.
